Rent allowance (huurtoeslag) calculator 2026

The Dutch government pays part of the rent for people on lower incomes. The official calculator is only in Dutch. This one uses the same 2026 formula in English, and gave the same amounts as the official trial calculation when we tested both on 10 October 2026.

How huurtoeslag is calculated

  1. Everyone pays the first €202.52 of the rent themselves (€200.71 for more people).
  2. Rent above that, up to €498.20, is paid 100%.
  3. Rent from €498.20 to €713.02 is paid 65%. For 3 or more people this band runs to €764.14.
  4. Rent above that, up to €932.93, is paid 40%. Anything higher is not supported.
  5. Then the allowance goes down by 27% of your yearly income above €23,425 if you live alone, or 22% above €31,500 with more people, spread over 12 months.

The savings limit is €38,479 per person and €76,958 for partners together, on 1 January. Above it you get nothing.

Before you apply

  • Register at the address with the gemeente. Without that registration there is no huurtoeslag.
  • Check your rent is legal. Many homes have a maximum rent under the points system; our rent check estimates the maximum for your home.
  • Estimate your income for the whole year, not just this month. A low estimate means paying back later.
  • Confirm the amount with the official proefberekening before you rely on it.

Questions people ask

Can expats get huurtoeslag?

Yes, if you live here lawfully (an EU citizen, or a residence permit that gives the right to allowances), are 18 or older, rent a self-contained home and are registered at that address. A room with a shared kitchen or toilet usually does not qualify.

Is there still a maximum rent in 2026?

No. Since 1 January 2026 a higher rent no longer rules you out. Rent above €932.93 a month simply gets no support. Only the basic rent counts: service costs are no longer subsidised.

What is the income limit for huurtoeslag?

There is no fixed limit any more. Above €23,425 (single) or €31,500 (more people), every euro of income lowers the allowance by 27 or 22 cents a year, until it reaches zero. With a higher rent you keep some huurtoeslag at a higher income.

Does the 30% ruling count as income?

No. The tax-free allowance is not part of your taxable income, so leave it out. That can make huurtoeslag possible for someone with the ruling and a modest salary.

How do I apply?

On toeslagen.nl with your DigiD, or with the Toeslagen app. You can apply up to 1 September of the following year, and it is paid monthly in advance. If your income ends up higher than you estimated, you pay the difference back, so update your income estimate when it changes.

What changes in 2027?

The rent limit rises to €959.71. The other 2027 parameters are usually published in December 2026; we update this calculator the same week.
